Construction is Under Way!

Picture perfect blue skies as Mirabella continues to climbs! The level-16 post-tensioned slab has just been poured with formwork for level-17 ready to begin. The window system has been placed through level-6, which will be followed by interior metal stud wall framing. At the bottom right of the picture, the City of Portland continues construction on the South Waterfront Neighborhood Park which is likely to open late fall of 2009. This aerial view is from the northwest and is taken from the 15th floor observation deck of the OHSU Center for Health and Healing.

This view is from the southwest taken from the corner of SW Moody and SW Gaines looking northeast, from the 22nd floor of the Riva building. The Willamette River, east Portland and blue skies are visible in the background.

This is a close up view of the level-5 community rooftop deck. The concrete landscape walls and planter boxes have been completed. Plywood has been placed throughout the level-5 deck in order to protect the roofing / waterproofing during ongoing construction. The level-5 community rooftop deck is planned to include an outdoor barbeque, an outdoor fireplace along with several sitting areas. Visible in the center right is scaffolding that has been put in place for continued work on the level-7 mechanical penthouse skin.

This bird’s eye view allows for an interesting perspective of Mirabella. This view is from the 22nd floor of the Atwater building, looking northwest. OHSU’s Center for Health and Healing building, the aerial tram, and Portland’s west hills are seen at the top of the photo.

This is a view looking northwest from the corner of Pennoyer St and SW River Parkway. Visible is the southern most exterior of Mirabella, which faces the pedestrian only Pennoyer St. Pennoyer will allow pedestrian access from the South Waterfront Neighborhood Park to the rivers edge of the Willamette. The Fraco Lift in the center of the above photo is being used to place the CSMU (calcium silicate masonry unit) along the parapet walls at level-7. CSMU is the masonry component of the facade system.

This is a view facing east of the level-1, podium (south), Elevator Lobby. Elevator doors and door fronts have been placed from the garage level through level-6. These elevators will service the south half of Mirabella. Work continues on the elevator cabs and elevator systems. Although these elevators will be functional in a couple weeks, they will not be used for construction purposes.

Interior finish work continues throughout the podium (south) half of level-2. This is the tile work that is taking place at the level-2 skilled nursing bathrooms. Additional ongoing finish work for level-2 (south) includes unit and corridor paint, placement of the acoustical ceiling grid and continued wall and floor tile installation.

This is a view of a level-4 apartment home near the south east corner of Mirabella. Visible in the center of the photo is the metal stud framing for an upgraded fireplace. The black iron pieces in the center / right of the photo are the supports for the kitchen countertop overhang. Drywall placement is complete through the podium (south) half of Mirabella at level-4. This is immediately followed by taping and prep work leading into unit and corridor paint. Drywall is being placed at level-5 and level-6 of the podium.
