Construction is Under Way!

The tower half of Mirabella (center of picture) is quickly climbing, soon to catch and surpass the podium (south) half. The level-5 post tension slab (north) was poured on Wednesday, 04-01-2009. The yellow portion of the façade system, seen at the lower portion of the picture, is the exterior gypsum sheathing which has been placed up to level-4. This is quickly covered by a vapor barrier, the black portion of the exterior façade, shown through level-3. At the right-center of the picture you can see the continued work on the structural steel framework for the podium’s mechanical penthouse at level-7.The Willamette River and the Ross Island Bridge can be viewed in the background. This view is from the southwest taken at the corner of SW Moody Avenue and SW Gaines Street looking northeast.

This view is from the southwest at the corner of SW Moody Avenue and SW Gaines Street looking northeast, taken from the 14th floor of the new Riva building. At the bottom left of the picture, which appears to be a muddy mess, is really an exciting step for the South Waterfront Community. The City of Portland has started construction on the South Waterfront Neighborhood Park which is likely to open late fall of 2009.

This is a view from the northeast corner of SW River Parkway and SW Curry Street looking southwest. Formwork is now underway for the level-6 post tension slab on the tower (north) half of the building, this is visible at the top right of the picture with the installation of a flier panel supported by shoring poles. The majority of the temporary forming system panels have been removed through the underside of the level-4, while the yellow shoring poles have been partially removed, but still visible on several floors.

Above is an interior view looking eastward on Tuesday (03-31-2009) from level-2 Skilled Nursing, taken near the southwest corner of the Podium. Interior and exterior metal stud wall framing is underway, and the layouts for individual apartment homes can be identified by the metal stud header tracks shown installed to the underside of the level-3 slab (see the underside of the ceiling in the upper part of the above photograph). Also visible in the above photo is the continued work on the HVAC system, staged copper piping for domestic water distribution and conduit for electrical systems.
