Construction is Under Way!

Progress to construct Mirabella at South Waterfront continues forward, shown above in a bird’s-eye view of the site from the northwest. On January 30th, the placement of concrete for the post-tensioned slab, Level 6 southeastern quadrant has just been completed (near center in photo), while removal of temporary shoring poles continues at lower Podium levels. At the northern half of the site, Level 2 slab formwork is underway at the northwest quadrant and advanced preparations for the remaining Ground Floor post-tensioned slab (north-central and northeast) are in progress. Also progressing at the northern half of the site is forming and reinforcing steel work for the Tower core walls.

Above is a view on January 28th of the north-central portion of the site from the Level 5 Podium slab to the south. Advanced preparations are in progress for the Ground Floor (Level 1) north-central and northeastern post-tensioned concrete slab pour (north-central portion is visible in the above photo). Formwork and reinforcing steel work also continues for the Tower core walls. The temporary orange-colored steel elements at the Tower core walls are sections of an automatic self-climbing formwork system (the PERI Automatic Climbing System, or ACS). The ACS is being utilized to aid efficiency of construction of the Tower core walls and to decrease the amount of time the tower crane is needed relative to hoisting formwork for the core walls, which frees the high-demand tower crane for other jobsite functions. The crisscrossing red rope-like elements covering the Ground Floor pre-slab are the tendons (sleeved in red sheathing for high-visibility), which will be stressed typically three days following the placement of concrete; the tendons augment conventional reinforcing steel (“rebar”) within the concrete slab. Also installed within the pre-slab, prior to the placement of concrete, is plumbing and electrical infrastructure.

The southern (left in photo) and eastern (center-right in photo) facades of Mirabella’s Podium structure as seen from across SW River Parkway along Pennoyer Accessway on January 30th. Podium post-tensioned slabs have been poured through Level 6, with temporary forming system panels and shoring poles partially removed, but still visible on several floors. The temporary orange-colored platform cantilevered off the end of the Level 3 slab facilitates the loading and unloading of craned materials and equipment during construction.

Above is a view looking eastward on January 30th from inside of what will become Mirabella’s Classroom and Auditorium, located at the southwestern quadrant of the Ground Floor (Level 1). Visible in the above photograph is the exposed concrete structure following removal of slab, wall, and column forms as well as the majority of temporary shoring poles. Ongoing work in this area includes the installation of overhead pipe hangers, to be closely followed by the installation of plumbing and wet mechanical piping. The pending start of interior wall framing will begin to define the interior spaces.
